Junior Property Manager

Location: Edmonton, AB, Canada Reporting to: Senior Property Manager

The Opportunity:

ProCura Real Estate Services is seeking to add a Junior Property Manager to our team.  The incumbent will be responsible to ensure their portfolio of properties is well maintained and managed in accordance to company standards.  With a direct report to the Senior Property Manager and in-direct to the Operations Manager you will be expected to foster good resident relations and implement approved programs in accordance with budget guidelines.

 Responsibilities:

  • Handle resident concerns and inquiries with a goal of 100% satisfaction
  • Ensure all maintenance and repairs are conducted in a timely and cost-efficient manner
  • Lead and direct property teams in the completion of their duties while ensuring those duties are constantly aligned with property objectives
  • Issue purchase orders and renovation requests, and coordinate contractors for same
  • Conduct regular site inspections and all move-in/out inspections at the property
  • Ensure resident move-in/outs are efficient, timely and that you are ensuring diligence on recoveries
  • Complete and approve security deposit statements and charges upon move out
  • Initiate suite transfer requests and complete inspections
  • Ensure maintenance and cleaning contracts are in place as required and supervise all maintenance, repairs, contracts and landlord’s work in a timely and cost-effective manner
  • Effectively schedule with the maintenance and renovation teams, month end turnover and suite renovations within the properties, and within a pre-determined timeframe
  • Prepare clean sheets for contractors, oversee their work and complete final market ready inspections
  • Assist in the preparation of operating budgets and the monitoring of budgets thereafter and execute the property business operations within the approved budget
  • Monitor resident receivables and diligently work to collect them with a goal of zero receivables each month
  • Responsible for the leasing processes, lease administration and renewal processes as well as providing a strong leasing feedback loop
  • Provide key input into the marketing program, responsible for “knowing your market” and completing regular comprehensive market surveys and reports
  • Participate in peer coverage of other property portfolios during vacations and absences
  • Ensure compliance with the Residential Tenancies Act in all procedures
  • Ensure local, provincial, & federal laws and regulations are being observed
  • Other duties as assigned

Requirements:

  • A minimum of 2-3 years’ experience in residential property management supporting multi-site/multi-properties and within a multi-functional team environment and a minimum of 2 years in people management
  • Real Estate Council of Alberta (RECA) Licensed or working towards
  • Designated or working towards Accredited Resident Manager (ARM) and/or Certified Property Manager (CPM)
  • Experience with Yardi property management software will be considered an asset
  • Must have flexibility to be on call and work irregular hours if necessary and at short notice as you are responsible to respond to afterhours emergencies when needed
  • Must have excellent time management skills and ability to prioritize work
  • Exceptional analytical, communication and interpersonal skills
  • Exemplary customer service/tenant relation/negotiation/conflict resolution skills
  • Proficient computer skills and working knowledge of Microsoft Office products
  • Security clearance upon offer of employment
